Planning Your Five-Year Portfolio EICR Renewals

Where EICRs were completed across a portfolio during the same acquisition, mobilisation or compliance programme, a large number may become due for renewal within the same period. AC1 can help estate agents, letting agents and property managers plan and deliver these renewals as a coordinated programme rather than dealing with each property reactively as its certificate expires.

AC1 can adapt its digital workflow to work alongside the property-management systems used by the client. For larger portfolios or programmes, secure, permission-based client access can also be provided where agreed, giving authorised users visibility of job status, appointments, quotations, certificates and outstanding actions.

The required workflow, contacts, permissions and reporting format can be agreed at mobilisation or before a larger programme begins.

Proven Property-Management Experience

AC1 works with the AIG property-management network, including Intercounty, Thomas Morris, Frost's and JNP. During 2025/26, AC1 completed approximately 407 EICRs plus associated remedial works, using property-management systems including Fixflo and Arthur Online.

Supporting Electrical Compliance Across Managed Rental Properties

AC1 Electrical Services Ltd provides inspection, testing, remedial works and certification to help agents and property managers maintain electrical-safety records across rented homes and managed residential buildings.

In England, electrical installations in rented homes must generally be inspected and tested at least every five years, or sooner where the report requires it. Required remedial or investigative work must normally be completed within 28 days or within any shorter period stated in the report.

A new EICR is not automatically required at every change of tenancy where a valid report remains in place and outstanding work has been completed. A visual electrical inspection before reletting can help identify damage or deterioration.

Communal installations fall under different duties and should be inspected and maintained through an appropriate risk-led regime.
