Supporting Electrical Compliance Across Managed Rental Properties
AC1 Electrical Services Ltd provides inspection, testing, remedial works and certification to help agents and property managers maintain electrical-safety records across rented homes and managed residential buildings.
In England, electrical installations in rented homes must generally be inspected and tested at least every five years, or sooner where the report requires it. Required remedial or investigative work must normally be completed within 28 days or within any shorter period stated in the report.
A new EICR is not automatically required at every change of tenancy where a valid report remains in place and outstanding work has been completed. A visual electrical inspection before reletting can help identify damage or deterioration.
Communal installations fall under different duties and should be inspected and maintained through an appropriate risk-led regime.
