What Is an EICR and Who Needs One?
AC1 Electrical Services Ltd provides residential, commercial and industrial EICRs across the South East of England. Our qualified electricians carry out inspection and fixed-wire testing to assess the condition and continued safety of electrical installations. Following the inspection, we provide a digital report explaining the findings and, where required, a quotation for remedial work or further investigation.
An Electrical Installation Condition Report may also be described as an electrical safety inspection, fixed-wire test, periodic electrical inspection or, particularly for rented homes, a landlord electrical safety certificate. It was previously commonly known as a Periodic Inspection Report.

EICRs for Landlords and HMOs
In England, electrical safety regulations require landlords to ensure that electrical installations in applicable rented homes are inspected and tested by a qualified person at least every five years, or sooner where the previous report requires it. The landlord must retain the report, provide copies within the required timescales and arrange any C1, C2 or FI remedial or investigative work within 28 days, or sooner where the report specifies a shorter period.

Circuit allowances
Residential and HMO: up to 10 circuits included; additional circuits £10 + VAT each. Commercial and industrial: up to 10 circuits included; additional circuits £15 + VAT each.
The allowance covers circuits in total across all consumer units, fuse boxes and distribution boards. There is no separate charge solely because the installation has more than one board.
Properties with more than 11 bedrooms, larger or complex installations, shutdown requirements and portfolio programmes may require a tailored quotation.

Report Review, Delivery and What Happens Next

Report Review and Delivery
Your digital EICR will normally be issued within 48 hours of the inspection, subject to technical review and receipt of any payment due. Before release, the completed report is reviewed by a qualified supervisor to check that the findings and classification codes have been recorded correctly. Turnaround can occasionally take longer during periods of high demand or where further clarification is required. If you need the report urgently, please tell us when booking so we can confirm whether an expedited turnaround is available.

What Happens If an EICR Is Unsatisfactory?
An EICR is recorded as unsatisfactory where C1, C2 or FI observations show that remedial work or further investigation is required. AC1 Electrical Services Ltd can provide a clear quotation for the required work, but there is no obligation to use us. If another suitably qualified contractor completes the work, appropriate certification and supporting evidence may be required before AC1 can review the outcome of observations recorded on our original report. An administration charge or return-inspection charge may apply where additional review or attendance is required. A completely new EICR is not automatically required after remedial work — the appropriate evidence depends on the observations and the work completed.

The installation is not considered immediately or potentially dangerous, but an improvement is recommended to enhance electrical safety. A report containing only C3 observations can still be satisfactory.

Further investigation is required without delay because the cause or full extent of a potential safety issue could not be confirmed during the inspection.
